Thirty years advising foreign and international property investors. No property transaction commission. No sales agenda.
I independently review the property, the numbers, financing, costs, assumptions and risks — so you can make a more informed decision before committing your money.
“My job is simple: to make sure you do not have to invest hard-earned money alone or on faith. I look at the deal from your side of the table.”
When you buy property from another country, much of the information naturally comes from people connected to the transaction — the seller, developer, broker, lender or property manager.
That does not automatically make the information wrong. It does mean the assumptions deserve an independent check before you put your money at risk.
Financing, taxes, insurance, HOA costs, reserves and realistic rental income can materially change an investment result. My role is to verify what can be verified and identify what still needs an answer.
You need someone experienced enough to independently evaluate what you are being told — before you commit more money, or when an existing investment is not going as planned.
You have a property or proposal and want an independent evaluation before committing.
The property is not producing the results you were originally told or expected.
A project is delayed, over budget, stalled or raising concerns about the developer.
You want rents, expenses, cash flow and financing assumptions independently examined.
You are considering a golf, retirement or Caribbean property and want the numbers verified.
You have received conflicting advice and want an experienced, independent read before deciding.
You do not have to be buying a new property to benefit from an independent review. I help owners understand why an investment is underperforming, where expenses may be too high, and what practical steps deserve attention.
Whether the problem is disappointing returns, rising insurance costs, property-management performance, vacancies, tenants, repairs, delayed construction or simply a lack of clear reporting, the first step is to separate the facts from the assumptions and build a practical plan.
Compare actual net cash flow with the original projections and identify where income, expenses or assumptions are creating the gap.
Review insurance, property taxes, HOA costs, reserves, maintenance and other recurring expenses for areas that deserve a second look.
Examine management fees, reporting, maintenance charges, leasing performance and communication so you can see whether the service matches the cost.
Review vacancy, rent positioning, turnover, collections and the management response, and identify where local specialist help may be appropriate.
For troubled repairs or delayed projects, review budgets, timelines, contractor or developer performance and the information you are being given.
Evaluate the facts behind the property so you can decide whether to hold, improve operations, change management, refinance, reposition or consider an exit.
My experience is not simply three decades working around real estate. It is 30 years working directly with foreign and international investors through financing, negotiations, legal coordination, construction issues, closings and troubled investments.
I have handled thousands of property transactions throughout the Eastern United States, Puerto Rico and the Dominican Republic, and worked with investors from Israel, Canada, Australia, Japan, Germany and more.
Interviewed about the volume of international investors I brought into Southwest Florida during the market recovery following the 2008 financial crisis.
Watch the NBC2 segment ›An advertised return is only the beginning. The real question is whether the underlying assumptions still make sense when they are independently examined.
Does the asking price make sense against independent market evidence?
Are rent, occupancy and income expectations realistic rather than optimistic?
Insurance, property taxes, HOA, management, maintenance and reserves can materially change the return.
Gross yield can sound impressive. What matters is what remains after the real expenses.
Are rates, fees and financing terms appropriate, and are ownership-structure questions identified for the right professional?
Are reports, reserves, timelines and developer assumptions consistent with what can be independently verified?
The goal is not to find reasons to reject every investment. It is to understand what you are actually buying — and what risks you are accepting — before you decide.
I do not earn a brokerage commission from the property transaction. My advisory fee is the same whether you proceed, renegotiate or walk away.
I may introduce trusted insurance, property-management, accounting or other professionals. If I receive compensation for an introduction, I tell you clearly.
Documents and information you provide are used for your engagement and are not sold or shared without permission, except where disclosure may be legally required.
I provide independent real estate investment consulting and analysis. I do not provide legal, tax or securities advice. Where an issue requires one of those professionals, I identify the issue so it can be addressed by the appropriate specialist.
